The Presidential is a luxury residential high-rise in Rajkot, conceived around the idea of creating a generous and elevated living experience through thoughtful architectural planning. Located in a well-connected part of the city, the project explores how a high-density residential development can balance urban connectivity with openness, privacy, and a sense of calm.
Spread across a site area of approximately 4,259 sq. m., the design approach focuses strongly on spatial proportion and efficient planning. Rather than simply maximising the built area, the residences are planned to create a greater perception of space. The 3,200 sq. ft. apartments feature a 44-foot-wide living area, allowing the interiors to feel expansive and visually open.
At the master-planning level, the relationship between the towers plays an important role in shaping the overall experience. A 100-foot separation between the towers creates a greater sense of openness while supporting natural ventilation and privacy. The planning of parking and vehicular movement is also carefully integrated into the development to maintain a seamless transition between arrival and the residential environment.
The architectural experience extends beyond the individual residence. The ground floor is conceived as an amenity-focused layer within the development, creating a more engaging arrival and shared environment. Wellness spaces, guest accommodation, and other carefully considered facilities are integrated into the planning to support the diverse rhythms of contemporary urban living.
With its emphasis on spatial planning, proportion, tower placement, privacy, and the relationship between built form and open space, The Presidential reflects IGA’s approach to residential architecture—where luxury is not defined solely by scale or material, but by how thoughtfully a space is planned and experienced.
